Reservation Terms and Conditions

These terms are valid on both parties after the client has paid the rent in full.

Reservation and payment
An invoice including driving instructions to key collection location or directly to the resort is sent to the customer. Also a bank transfer form is sent. All remarks concerning the invoice must be made within 7 days from the date found in the invoice. Reference number given must be used when making the payment.

A reservation is confirmed after the customer has paid the rental fee in full before the due date.

If the payment is failed by the customer or the payment has been made after the due date a reservation can be cancelled without any notice.

Cancellation and changing the reservation
Cancellation must always be made in writing (a letter, email, fax). Final cancellation date is 21 days before the rental period starts. For cancellation after the final cancellation date, no made payments are refunded.

The right of proprietor to cancel a reservation
In the event of force majeure the proprietor may cancel the agreement. In such case the customer is entitled to a full refund of the payment made to the proprietor. The proprietor may cancel a reservation if the customer has not followed the terms of payment without any notice. In case the reservation has to be cancelled due to the customer’s misbehavior no refunds are made.

Staying in the Cabin
Cabin keys are handed to the customer on the estimated time of arrival which is based on the information given to the proprietor in advance in writing or by phone. If a key is not returned or it is lost by the customer, the actual cost of changing the locks will be charged from the customer.

Levi Alppitori A4 premises are at your disposal from 4pm on the arrival day and must be vacated by 11am on the departure day. Luiron Lumo cabin is at your disposal from 4pm on the arrival day and must be vacated by 3pm on the departure day.

Furniture, cooking equipment, dishes and fuel for heating, cooking and lighting is included in the cabin’s rental agreement. Blankets and pillows are not included.

Cleaning the cabin during the holiday and before departure is taken care by the customer. The proprietor may collect a separate cleaning deposit. The minimum cleaning fee is 90€. If cleaning has not been made by customer, proprietor is entitled to collect a cleaning fee of at least 90€ for a cabin not cleaned. A cleaning deposit is deducted from this cleaning fee.

The holiday property must not be used by more people than specified in the brochure or what has been agreed with the proprietor beforehand. The use of tents, caravans or mobile homes on the holiday property site is forbidden. The proprietor must always be informed upon making a reservation of any pets brought to the holiday property and are only allowed in certain premises. Smoking indoors is forbidden at all holiday properties.

Compensation for damage
The customer is responsible for the contents of the rented cabin during the rental period. The customer is liable to compensate for any damage caused to the property or its contents during the rental period.

Proprietor is not liable for any damage caused by force majeure or similar reason (natural phenomenon, power outages etc.).

Complaints
Any complaints or remarks about the reservation or the condition of the holiday property should be expressed to the proprietor immediately after they arise. If the case at hand is not settled a customer should make a complaint in writing within 30 days after the rental period ending date. If the customer and the proprietor cannot find a consensus, customer is justified to bring the case at hand to Finnish Customer’s Rights Agency.

Adaptable Law and Arguments
Settling parties attend to solve the arguments at hand via negotiations including both parties. If this is not accomplished, future arguments and disagreements are settled in Lapland principal trial court obeying Finnish laws.
